  • Rooms come with a bed frame, a study desk and chair, and a closet for storage. Co-housing rooms come with a sink, comfy rooms come with an ensuite bathroom (with a sink, toilet and shower). Studios come with a kitchenette, including a hob, sink and cabinets.

  • Yes, only the bed frame comes with the room. You may rent a mattress from us (€50) or buy one (€160), or bring your own. The beds are standard size (90 x 200cm) slatted base.

  • Yes, you will need your own utensils. We also partner with a company that can provide you a starter pack with the basics. Just ask reception when you arrive. 

  • The deposit is the equivalent of two months rent. It is returned at the end of the tenancy, within three months of moving out. Any damages to the room will be recorded during the outhousing process and will be taken out of the deposit if needed.

  • Rental payments are paid in advance for the month proceeding. There will be a rental charge and a fixed utility costs charge. We use a system called Rentio to manage payments, they will send you a payment order each month through which you can create a direct debit or pay with card.

    You also have the option to pay more months upfront and we will adjust your payment schedule

  • Our tenancy agreements usually start on the first of the month. If a different date it needed, please get in touch.

  • We require a guarantor that is a resident within the EU. If this is not an option, we may consider full payment of the room upfront.
